Occupier's Consent Form - Missing Occupier's Consent Form
Proof of Residency (POR) for all Applicants - Missing Proof of Residency for each applicant is by far the most common mistake on the packaged submissions. This includes submitting POR for only one of the applicants, out of date items and additional items which cannot be accepted.
Proof of Income for all Applicants - Insufficient number of payslips provided
- Insufficient proof of self-employed income
- Missing Declaration of Affordability on self-employed applicants
- Clients printing their name instead of signing the Declaration of Income and Affordability
Regulatory Issues - Regulated documents being produced for an unregulated loan purpose
Credit Agreement Errors - Client's signatures not matching their Identification
- Clients printing their name(s) instead of signing the credit agreement
Mortgage Reference Errors - Using the mortgage balance recorded on a Credit Bureau Search when the mortgage is a flexible account
- The expiry date on the Mortgage Reference has expired or is due to expire
- The date the mortgage is recorded on Equifax does not match the date the mortgage was registered on Land Registry
- No Mortgage Redemption Figure being supplied when the LTV is over 50%
Valuation Report Errors - OMV / PMV being the same without investigation
- Valuation Report is out of date
